Thank you for choosing our property for your stay! We want your experience to be as enjoyable as possible. Please review the house rules to ensure everyone has a fantastic time:

Guest Comfort:
1. You must be over the age of 21 to book a reservation.

2. We do not allow events or parties at the property, please kindly respect our wonderful neighbors.

3. We appreciate your understanding.
Please do not rinse any sand down the sinks or drains. There is an outside shower for use during the Summer and Fall Seasons.

Cozy Oasis:
Kick off your shoes and get comfy! Help us keep our sanctuary clean by shaking off any beach sand before stepping inside.

Home Comforts:
Feel free to make yourself at home, but please remember to wash any used dishes and return any moved items to their original places before departure.


Pawsitively Pet-Friendly:
We're pet-friendly! Bring along your beloved dog for an additional fee of $50.00 per stay. Just ensure they're well-behaved and up-to-date on shots. We love all dogs but kindly ask that no aggressive breeds be brought onto the property.
Pets may not freely toilet in the backyard. When outside pets must be kept inside the gated backyard, when not on a leash.
Pet food and water must remain on the mat provided in the kitchen.
Please ensure all pet waste is cleaned up after and disposed of in a pet waste bag.

Summer Delights:
During the warmer months, our lawn care team will be around to keep our property looking its best.


Outdoor Fun and Safety Guidelines: Enjoy our outdoor amenities responsibly! From grilling to games, we've got everything you need for some outdoor fun. Just be sure to follow our guidelines for safety and care.


Grill Rules:
1. Let's get grilling! Start by safely removing the grill cover and setting it aside.
2. Turn on the gas and ignite the grill with the electronic lighter for a sizzling start.
3. Remember to lay down aluminum foil on the grates for easy cleanup later.
4. When you're done, give the grill a quick brush to keep it spick and span.
5. Once the cooking is done, don't forget to turn off the gas.
After the grill has cooled down, kindly return the cover to keep it protected.
6. And if you need a propane tank refill, no worries! There's an extra one waiting for you in the garage.

Outdoor Rules:
1. For your safety, please use plastic plates and cups provided on the right side of the sink for outdoor dining. Let's keep the glassware indoors.
2. Our outdoor furniture is perfect where it is, so please resist the urge to relocate it.

3. Beach day? Grab the beach chairs and umbrellas from the garage/game room, and don't forget the wagon for easy transport. Remember to rinse off the chairs after use and return them to their cozy spot in the game room.

4. Ready for some friendly competition? Enjoy a game of Corn Hole from our set in the Game Room. Just remember to pack it away neatly after the fun, with the bean bags by the boards.

Game Room Rules:
1. Let's keep our game room tidy! After enjoying some ping pong or velcro dart board action, please return all game pieces to their designated storage bins.

2. Missing pieces? Don't fret! Just give us a heads-up so we can make sure everything's in tip-top shape for the next round of fun.

Fire Pit Rules:
1. Gather 'round, but let's be safe about it! An adult (21 and older) must supervise whenever the fire pit is in use.

2. To get things started, carefully remove the fabric cover.

3. Open the door and turn on the gas, then remove the square pit cover from the top.

4. Light the fire using the ignitor and enjoy the warmth and glow.

5. Please do not use the Fire Pit for cooking any items.

6. When you're ready to call it a night, switch off the gas using the ignitor switch and cover the fire pit with the metal square pit cover.

7. Remember to turn off the gas completely and wait for the unit to cool overnight before replacing the fabric cover. And if the gas runs out, just give us a call!

Attention Adventurers: Additional Fee Alerts!
If our furry friends leave a not-so-friendly mess behind or decide to redesign the furniture layout (we know, they've got style!), there's a little extra charge waiting to cover the cleanup and restoration of peace and order.

Please treat our home as your home. Please rinse the sand from your feet prior to entering the house, and from washing sand down the drains. Please follow check out procedures. A friendly reminder for broken rules and unfollowed checkout procedures, additional cleaning fees and repair fees may be charged.

Additional Notes:
Moisture in the air at the shore is a common occurrence, and can have a natural odor to it, we recommend those with sensitivities plan accordingly.


Gracious Departure:
Before you leave:
1. Please turn down the thermostat to 55 degrees in the WINTER months, and to 75 in the summer months.
2. Start a load of laundry with used bed linens and towels. Please do not wash the Duvet.
3.Please be sure to sign out of your Amazon, Netflix, or other online accounts before checking out.
4.Dispose of trash and recycling properly in the outside trash cans.
Trash day is on Monday. Please separate recycled items from the trash and empty the bathroom wastebasket. If your check-out date is on a Sunday please kindly move the trash bins to the end of the driveway.
Please lock the door and return the key to the lockbox.

If you are staying with us during the summer months, please be advised heat waves are common at the Jersey Shore. Limiting the opening and closing of doors and windows will aide in keeping the property to a comfortable temperature.

To ensure guest safety and comfort, please be advised there is an exterior camera at the property.
